Magnificent 19th century Village House including 3 apartments

CH-1666 Grandvillard, Centre du Village

Description

FAVORITE FOR THIS SUPERB RESTORED FARMHOUSE FROM 1870 LOCATED IN THE HISTORICAL VILLAGE OF GRANDVILLARD.

It is in a bucolic environment while being in the center of the village, close to shops and the school, that we offer this splendid village house, old farmhouse, fully renovated and regularly maintained over the past 15 years.

The restoration and modernization of the premises have been carried out with quality materials, as well as with great taste in order to respect the character of the house.

The configuration of the house is ideal because it can be suitable for full occupancy of the premises as well as partial occupancy with the 5.5-room apartment and the rental of the two existing studios in order to obtain an additional return.

It is important to note that the studios can just as well be connected to the main part of the house as an integral part of it, as they can also be used completely independently thanks to additional entrances created on the side of the building .
They both have a kitchen, a bathroom and a terrace. Their surface is approximately 30 m2 each.

As for the main part, it is in the form of a 5.5 room duplex apartment. We find in this space all the charm of yesteryear, cleverly combined with the comfort of today.

On the ground floor by the main door: Entrance hall, guest toilet, very nice fitted kitchen opening onto the dining room, French window opening onto the terrace and the garden.
Living room with fireplace and ceramic stove.

Going down a few steps you reach the winter garden with a ceiling height of 7 meters.

Upstairs, an access hall to the 3 bedrooms, to the bathroom with window + dressing room and to a gallery overlooking the winter garden and the staircase leading to the attic.

Attic: spacious and bright mezzanine of around 36 m2 with water point.

The house also has a potentially convertible garret, a laundry room, a large cellar with gravel for wine, a dry cellar, a technical room for heating, as well as two parking lots, one of which is with cover.

This beautiful farm opens onto a fully wooded and fenced garden. It is made up of many fruit trees (apples, cherries and small red fruits), a vegetable garden and many plants and flowers.

An exceptional property for any lover of nature and authenticity!

Situation

The house is in the center of the village, next to the school and close to the agro-forestry path and a large shaded public park called the Saudillet

Municipality

The village is located 12 km from the capital of the district of Gruyère, on the Bulle - Château-d'Oex axis (15 min. From Bulle).
Its population is approximately 844 inhabitants.
It is included in the Swiss inventory of cultural property of national and regional importance (ISOS).
You will find the black rock waterfall and the Taouna river which crosses the village, as well as the Grotto dedicated to our Lady of Lourdes.

Thanks to its characteristics, as well as its quiet geographical location away from the main roads, but despite everything very close to Bulle,
it is good to live in this locality (altitude 760 m) nestled at the foot of Vanil-Noir.

Shops/stores

The shops are very active there: bakery-grocery store, dairy-cheese factory, butcher's shop, hotel-restaurant, café-restaurant, physiotherapy and fitness center.
Many craftsmen carry out their activities there.

Public transport

The village is served by public transport buses (TPF). The Bulle-Montbovon railway line serves the village of Villars-sous-Mont located 1.5 km from Grandvillard.

Leisure time

Association life is dynamic and includes many societies such as music, singing, skiing, youth, shooting, football, etc.

As for the schools, Grandvillard is part of the school circle (cycle I and cycle II) which brings together the villages of Grandvillard, Estavannens, Villars-sous-Mont and Enney.
Once the primary cycle is completed, the schoolchildren continue their education at the Orientation cycle of La Tour-de-Trême.
